Pre-Action System Testing – 4 TIMES PER YEAR Vendor shall update all equipment inspection tags after each inspection. Vendor shall inspect parts identified as needing replacement (including periphery parts to the system) and will be replaced. Vendor will check valves internally to verify that all components operate properly, move freely, and are in good condition. Vendor will test all gauges to verify they are accurate within 3% of full scale and replace all gauges that are not within the 3% of full scale. Vendor will test tamper and pressure switches, local alarms, and signals. Vendor will open main drain to record static and residual pressures, draining of low point drains (locations will be provided by the Facility Manager or designee). Vendor will inspect fire department connection. Vendor will do a building walkthrough to visually inspect sprinklers, piping, fittings, and gangers from the floor level. All pre-action systems and valves shall be inspected for proper operations and proper pressures. All inspections will be done in compliance with the National Fire Protection Association (NFPA) 13 and 25, as applicable, or any subsequent version. Wet Sprinkler Testing – 4 TIMES PER YEAR Vendor will check and perform a diagnostic test on all gauges, system valves, components and signs, and operating control valves. Vendor will test tamper and flow switches. Vendor will test local alarms and signals. Vendor will open main drain to record static and residual pressures. Vendor will inspect the fire department connection. Vendor will do a building walkthrough to visually inspect sprinklers, piping, fitting, and hangers from the floor level. Vendor will make sure each control valve is operated in its full range to ensure smooth operation. Vendor will conduct a drain test after opening.
