Specifications include, but are not limited to: Remove the wood steps and railing on the South side porch. Leave the existing deck and roof intact. Attached new stingers, treads, risers, and railing to meet the IRC2015. All wood used must be treated lumber. Remove the Brick chimney on the houses main roof down below the rafters. This will need a concrete cap installed over the chimney sealing off the remaining chimney from the attic. One of the chimneys is a flue for gas fired appliances which is no longer needed. The other chimney is for a wood burning fireplace which is not in use do to cracked fire block in the burn box. This concrete cap is to eliminate any possibility of some one ever starting a fire and spreading into the attic. The attic is accessible to examine chimney and roof to produce a bid. Remove existing shingles down to sheathing. Inspector for damaged or rotted roof sheathing, replace as needed. Install ice and snow guard around the lower perimeter of lower roof and in the valleys per code. Install approved water barrier over the rest of the roof. Install 30-yr architectural shingles with the homeowner’s color of choice from a standard color selection. Install a shingle over ridge vent, cutting back the ridge for proper venation per manufactures instructions. New plumbing flashing boots on existing penetrations. Permit required before work starts.
