The project will be a 250-room or larger, full-service, quality, nationally-branded headquarters hotel to accommodate room night demand from the BOS Center and other downtown and market-wide area group and transient demand. While a modern, full-service Hotel property is the desired project concept under this procurement, the County is open to considering proposal submittals outlining alternate concepts, brands and classes/chain scales for the Hotel project. The project will have secure and enclosed functional connection or linkages to the BOS Center, including a planned major expansion and improvement project that is envisioned to be executed concurrent to the development of the subject Hotel. The County is very interested in a nationallybranded hotel product that will serve as a premier property serving downtown Springfield and Sangamon County, and will include all the state-of-the-industry amenities necessary to optimally service these constituents. The County will consider various branded prototypes and non-prototype models, but product quality and image are of high concern, and the County’s decisions concerning developer/operator partner selection will be influenced by these factors/issues.
