The selected Lessee shall: 1. Lease Payment – Propose an annual lease payment amount to be paid to the City of Danville. 2. Subleasing – Manage and coordinate all scheduling for sub-lessees. Under NO CIRCUMSTANCES, current users of the Danville Stadium will be denied the ability to sublease the facility. Copies of all signed sublease agreements will be submitted to the City of Danville and will include schedules. 3. Maintenance Responsibilities o The City of Danville will provide all building, plumbing, and electrical maintenance through the City’s Maintenance Division. o The Lessee will be responsible for all cleaning of buildings, parking lots, grounds, field/turf maintenance, and all irrigation operations and maintenance. o The Lessee must provide and maintain all equipment necessary to properly care for the facility, including but not limited to field equipment and concessions equipment. 4. Utilities – All utilities will be the sole responsibility of the Lessee. 5. Coaching and Supervision – A qualified coach must be present at all games and practices conducted within the facility. 6. Concessions – The Lessee will manage concession operations, including equipment, supplies, and staffing. 7. Scheduling – All sublease scheduling and coordination of activities will be managed exclusively by the Lessee. 8. Law Requirements – The Lessee shall be responsible for complying with all local, state, and federal laws, regulations, and requirements, as well as all City ordinances, throughout the term of this Lease. 9. Insurance Requirement - The Lessee shall maintain a minimum of three million dollars ($3,000,000) in comprehensive general liability insurance coverage throughout the duration of the Lease. The City of Danville shall be named as an additional insured on the policy. Proof of such insurance must be provided to the City prior to execution of the Lease and kept current during the entire lease term. Failure to maintain the required insurance coverage shall constitute a material breach of this Lease and may result in immediate termination.
