Construction will cover at a minimum: replace all layers of existing flooring and adhesives, interior doors and frames, blinds, cabinetry, sinks, tubs, showers, countertops, insulation, exhaust fans, and light fixtures. Add new electrical (except for the distribution panel and feed from the meter bank). Hooking up new electrical systems in the units to the existing distribution panels. Installation of pendant lights above kitchen islands and in the stairwells. The building heating and hot water supply consists of either a central boiler and hot water distribution tanks or individual instant combination heaters and domestic hot water heaters. They will remain in use. While the heating and water distribution system is not included in the retrofit, the successful firm will assess the existing conditions of the heating and water distribution systems to determine life expectancy or to advise if replacement is required. The piping, convectors, and cover will be new, and in accordance with Federal, State and City regulations. All drawings shall be stamped with a seal and signed by a Licensed Architect and/or Professional Engineer registered in the State of Illinois. Designs and systems must meet all regulatory requirements as required by Federal, State, and Local laws or ordinances.
