1. Property Management a. The Contractor shall be the primary point of contact for the Premises and shallrespond to all tenant requests, inquiries, and complaints on a 24/7 basisregarding the Premises. Any inquires or complaints that the Contractor isunable to directly address or remedy themselves shall immediately be reportedto the HCDA in writing. b. The Contractor shall facilitate insurance claims for all personal injury claims(e.g. trip and fall, etc.) occurring on the Premises. The Contractor shall document and immediately report all injuries or claims to the HCDA in writing.The Contractor shall also forward copies of all incident reports, photos anddigital recordings related to the claims to the HCDA. c. The Contractor shall facilitate insurance claims for all disputes and claimsinvolving damage to any vehicle on the Premises. The Contractor shall immediately report all incidents of vehicular damage to HCDA in writing andshall forward copies of all written claims and incident reports including photosand digital recordings to the HCDA. d. The Contractor shall immediately report any loitering, soliciting, vandalism, illegal activity, or other security concerns on the Premises either witnessed orotherwise reported to HCDA and law enforcement as applicable in writing. TheContractor shall forward copies of all written incident reports, photos anddigital recordings to the HCDA. e. The Contractor shall immediately block off and secure any public safetyhazards at the Premises (e.g. trip and fall and/or electrical hazards, etc.) andimmediately report to the HCDA verbally and in writing all necessary actionstaken. f. The Contractor shall market the Premises upon request of the HCDA to securenew tenants and maximize cash flow as current leases are terminated. HCDAwill be responsible for the execution and/or amendment of all leases and thecollection of lease payments and/or delinquencies. Such activities will not bepart of this contract. 2. Janitorial Services The Contractor shall furnish all labor, equipment, supplies, personal use productsand cleaning supplies to satisfactorily perform janitorial services for the Premises, including the private tenant restrooms located inside the Kewalo Basin CharterboatBuilding as indicated below. Two multi-stall restrooms located on the harbor side of the Charterboat Building: and two sinks. All personal use products and cleaning supplies furnished under this contract must be approved by the HCDA in advance of use. The Contractor shall also be responsible for replenishing restroom supplies and refilling in the proper fixtures as needed. The Contractor shall provide janitorial services for the Premises as follows: 1) Daily (Seven days a week, excluding State Holidays) a) Clean and sanitize restrooms and maintain cleaning log; i. Wipe down restroom mirrors and windows; ii. Empty, clean and re-line restroom trash receptacle; iii. Clean and sanitize toilet bowl and restroom sink; iv. Clean and polish restroom fixtures and dispensers; v. Refill toilet tissue, hand towels and hand soap as needed; vi. Remove stains, spots, dust and graffiti from restroom walls, and baseboards; vii. Sweep and wet mop restroom floor with disinfectant; b) Inspect the Premises for broken equipment, spills, or other hazards andclean or make repairs as necessary. c) Sweep exterior walkways, side alleys, and parking lot to remove all trash, debris. 2) Weekly (Schedule to be agreed upon by Contractor and HCDA) a) Remove and dispose cigarette butts and litter from all outdoor areaswithin the Premises, including the trash dumpster enclosure; b) Blow/ sweep parking lot, trash dumpster enclosure, and side alley toremove all debris.
