Specifications include, but are not limited to: The selected Contractor shall be responsible for, but not limited to, the following work and services as part of this RFP: A. Management and Operations. 1. Provide daily parking garage management and operations services for the Premises, 365 days a year, 24 hours a day; 2. Market, respond to public inquiries, and operate the parking garage; 3. Maintain the Premises and all equipment therein, except the elevators and fire safety system; 4. 5. Collect all monthly and daily parking income from residents, tenants and members of the public; 6. 7. Manage and enforce garage rules and recommend changes as necessary, for approval by the HCDA; 8. Provide and pay for, including but not limited to, the following: a. Electrical utility services for the Premises, the cost of which shall be billed as a Premises expense as set forth in Section 2.2 F.1.B.; b. Commercial and liability insurance; c. Rent to Kauhale Kakaako LLC (see Section 2.3(3) Rental Terms below). 9. Provide monthly revenue and expense reports. B. Security Services. The Contractor shall provide daily security services for the Premises seven (7) days a week, including holidays, with an on-site security guard for a minimum of 12 hours per day (currently 7:00 pm to 7:00 am nightly) and a minimum of three (3) roving patrol checks conducted at various intervals during the remaining hours per day. The HCDA may allow changes to this schedule upon prior written request. Security services may be subcontracted utilizing a licensed security guard provider (see Section 3.3 Subcontractors). Required License(s) Guard Agency “GDA” license is required by the security guard service provider, and Guard Employee “GDE” licenses are required by the security guards employed by the Contractor to perform this work. The Contractor shall be solely responsible for ensuring that its subcontractor possesses all current and valid required licenses to perform the Scope of Work set forth in this RFP. C. Routine Maintenance and Repairs. The Contractor shall perform routine maintenance in a timely manner in order to always maintain the Premises in a clean and safe condition. This includes janitorial services for the elevator lobbies, elevator cabs, and fire exit stairwells.
