A. General Maintenance and Repairs The Contractor shall perform routine and corrective maintenance, including but not limited to: • Interior Repairs: Patch and repaint walls to match existing finishes; repair desks, shelving, tables, and other furniture. • Fixtures & Furnishings: Maintain and repair doors, gates, and fixtures. • Lighting & Flooring: Replace light bulbs as needed; repair flooring, carpeting, and stairs. • Building Upkeep: Graffiti removal from building exteriors and restoration of historical elements such as brick walls, fire escape doors, and iron gates. B. Building and Roof Maintenance The Contractor shall inspect and repair exterior components to ensure structural integrity, weather resistance, and safety: • Semi-annual exterior inspections to identify and address deterioration. • Roof system maintenance, including rust treatment, flashing, coping, and ponding prevention. • Gutter and downspout cleaning on a quarterly basis to prevent drainage obstruction. • Monitoring building movement to mitigate structural concerns.
