Specifications include, but are not limited to: • Four chillers (2 – 550 Ton and 1- 75 Ton) • Four cooling towers (only 2 operational, the 1100 Ton and the 300 Ton for the tenant loop. 100 ton and 75 ton have been deactivated) • Two outside Air Fans (with pre-cooling coil) 20hp with 32,000cfm each • One plate Heat Exchanger • Two chilled water pumps • Three condenser water pumps • Two chilled water booster pumps for fresh air fan precooling • One economizer Pump • Three air Compressors (1 screw and 2 reciprocating) • Thirty -eight air handlers 1. Operations and Maintenance: The property manager will be responsible for the comprehensive facility management, including routine repairs, preventive maintenance, custodial, and security services. This facility is expected to be maintained as a Class A office and building and at APPA Level 2 standards. Routine services should include major building systems such as HVAC, electrical, plumbing, fire safety, roofing, elevators, exterior landscaping, trash removal, snow/ice removal, window washing and pest control. Manager will hire and retain employees required for maintaining appropriate level of care and will use reasonable care in screening and hiring of these employees. 2. Collection of Rents and Other Income: Manager shall use diligent efforts to collect, on behalf of and for the account of Owner, all fixed rent, percentage rent, additional rent, electric and utility charges, cleaning charges, heating, ventilating and air-conditioning charges, other sums payable by tenants under Leases and other agreements. All amounts so collected by Manager shall be deposited promptly in a checking account specifically bearing Owner’s name and federal tax identification number (the "Operating Account"). The Operating Account shall be used exclusively for the deposit of the amounts so collected by Manager and no other funds of Manager shall be commingled therewith. a. Enforcement of Leases: Manager, on behalf of Owner, may take action to enforce the rights and remedies of Owner under Leases, including the giving of all such notices (whether of default or of intention to end the term of a Lease or otherwise) and the taking of all such other action as may, in the judgment of Manager, be desirable for the protection of the interests of Owner.
