PCs must provide all equipment, materials and labor to complete the scope of work. All design plans will be approved by the County staff prior to beginning any ground work. The following is a Concept Design Narrative which shall serve as the basis of design for Fire Station #3 to be constructed at 38 Nix Bridge Road, on parcel number 119 037 002. This address has newly been assigned by the County GIS staff and may not be found using GPS. This is a corner lot at Harmony Ch Road / Nix Road, Dawsonville, GA 30534. Systems and scope listed herein establish a base level of finished product expected by the County for Fire Station #3 and a two-pump fuel station. This document makes no guarantees that all required scope/ systems/ elements have been included for a complete project. The final design and constructability of the facility will be the responsibility of the winning Design/Build team. The final contract documents shall comply with all applicable Federal, State, and Local building codes and Laws in effect at the time of permitting. FIRE STATION #3 BUILDING OVERVIEW Dawson Fire Station #3 shall be a 6,048sf (54’x112’), three-bay pre-engineered metal building structure. Living / Sleeping / Office areas shall be fully conditioned and the Apparatus Bay to be heated & ventilated. The building shall be fully sprinklered w/ NFPA 13 system as required by the Dawson Co Code of Ordinances [Sec 22-23. – Sprinkler Systems (3) & (7)]. A Fire Alarm system shall be provided throughout. Reference Concept Design drawings A200 & A300 for building layout. FUEL STATION OVERVIEW (Reference site drawings by BM&K for location.) The County Staff fueling station shall consist of: • 20’x70’x3’ high steel framed canopy w/ 14’ clearance minimum. Design Builder to engage specialty contractor eq. to Lane Supply, Inc to provide turn-key engineered structure w/ drainage through columns discharging toward adjacent landscape island. Soffit to be prefinished white metal panels w/ light fixtures on timer. Exposed steel to be shop primed, field painted. o Design Builder to provide alternative pricing and recommendations for utilizing a tension fabric membrane structure for comparison to steel framed canopy; include a cantilevered single pole design, and other options having quality aesthetics that fit within the neighborhood/residential area. • Two fuel pumps - one for gasoline, one for diesel. • Fuel storage shall consist of a 10,000-gallon underground storage tank w/ secondary bladder containment (7500 gallons gasoline / 2500 gallons diesel). Leak monitoring and alarm systems to be provided as required by EPA. • Fuel management system eq to Syntech Fuel Master – Vendor: MECO of Atlanta. Data in conduit provided from Fire Station. o Fuel Detection Software: Veeter Root TLS450. o Fuel Pumping Recording and Control: Fuel Master. o Power to fuel station provided by panel inside Fire Station. Fuel station to be tied to generator. • 6” high concrete island around perimeter of fueling station. U-shaped pipe bollards at each end of fuel station.
