1. Project Overview The City of McDonough seeks proposals from qualified architectural and engineering firms to provide fullservice design for the McDonough South Police Precinct, a new three-story steel frame facility. The first floor will be fully designed and built-out for immediate Public Safety use; the second and third floors will be delivered in white box condition for future department growth or other City services. The selected firm will provide architectural, structural, mechanical, electrical, plumbing (MEP), interior design, and civil engineering services from conceptual design through construction document completion. This award does not include construction; construction will be bid separately by the City. However, construction administration services may be negotiated separately at a later date. 2. Project Description Size: ~6,250 SF per floor; total ~18,750 SF. Floor-to-floor height: 13'-4". Parapet height: 42" to screen rooftop HVAC equipment. Exterior: brick veneer and aluminum storefront, matching adjacent architectural style and materials. Structure: first floor 4" thick concrete “turn-down” slab with 6x6 10/10 WWF on vapor barrier over gravel base, resting on spread footings; second and third floors composite steel with 4" concrete slab; roof with bar joists, metal deck, insulation, TPO membrane (50-year warranty), roof drains. Stairwells: one interior and one exterior CMU stairwell, both wind-shear resistant. Ceilings: 9'-0" acoustic grid/tile with plenum above for MEP. HVAC: lightweight rooftop units with compressors on roof, interior air handlers, roof access stair. Interiors: painted gypsum board on 3 3/8" metal studs, LVP flooring, restrooms with tile floors/wainscot to 42", lighting at 80 footcandles at 36" AFF, hands-free hardware meeting ADA and ASTM 1117A. 3. Scope of Services Architectural Design: develop preliminary and final designs in compliance with City goals, budget, and codes; prepare complete floor plans, elevations, wall sections, and details for first-floor build-out and second/thirdfloor white box; provide 3D modeling. Civil Engineering: coordinate site layout, grading, drainage, utility connections, and stormwater management; integrate building design with site conditions, access, parking, pedestrian pathways; provide erosion control plans and permitting coordination. Structural Engineering: design steel framing, slabs, footings, CMU stairwell walls; coordinate with architectural layout for future build-out. MEP Engineering: design HVAC rooftop units, ductwork, and controls; electrical systems including lighting, receptacles, data, and emergency power; plumbing for restrooms and service spaces; ensure energy code compliance. Interior Design & Space Planning: program and layout operational areas including offices, reception, interview rooms, storage, workrooms, and public areas; prepare schematic space layouts for department review; assist with finish selections including paint, tile, flooring, and casework.
