Specifications include, but are not limited to: the HVAC system renovation of the Server Room / Data Center area, to provide improved facilities that meet Orange County Public School’s Criteria, Design Standards and assigned educational program requirements. Major elements of the project include: 1. The project must implement an efficient and effective HVAC system to provide adequate cooling for the server rooms located on the second floor as per the Data Center Conversion Assessment performed by Matern Professional Engineering, Inc. dated on 10/15/2018, which is attached to this document. 2. The existing Liebert systems are at the end of their useful life and suffer constant failure. OCPS is requiring Matern Professional Engineering, Inc to design a suitable cooling system to cool the server room sufficiently. The main Data Center housing the Alpha, Bravo and Charlie data rows will be reduced by 50% of the current BTUH load. 3. Demolition of existing systems as required by design. 4. General scope items within the buildings include but are not limited to: implement all the required upgrades of the existing Architectural, Mechanical, Electrical / Lighting, Plumbing, Fire alarm, Fire suppression systems and technology systems. a) The San Room will remain as is with the current load. b) The main raised floor area that is currently storage area will be converted to cubicle space. c) Install a ducted return air in the data center proper for a hot/cold isle design. d) Install four Computer Room Air Conditioning (CRAC) units installed, one for each data row, and one 100% fully redundant unit in the space. The CRAC unit in the SAN room will also be replaced. The new units will also have a “dual” coil approach where the chiller water from the main building will be utilized for cooling during occupied mode and the DX coil for cooling during unoccupied modes. e) The conversion of the storage space to additional office space will require the installation of a new AHU to replace the current AHU-2A, which cannot handle the new additional load required. Three new Variable Air Volume units will be installed to supply condition air to the cubicle space and to better control the temperature and humidity. f) Implement the design for ceiling and lighting replacement in the data center proper and office space. g) Seal the underfloor wall between the data center and the new cubicles. h) Provide all the Electrical and Plumbing upgrades necessary to implement the systems and the installation of a new FM200 fire sprinkler system in the Data Center and SAN room. 5. Pre-Construction Phase Services shall include but are not limited to: attending any and all design and preconstruction conferences, assisting and cooperating with the Design Professional with respect to the design of the Project, reviewing and commenting on design documents, provide constructability review, advertising & conducting pre-bid conference, providing cost estimates & GMP development, preparing construction schedule and incorporating design schedule into a single project schedule, refining general requirements and general conditions, and documenting “as-is” conditions (including offsite utilities from which connections are to be made), Value Engineering. 6. Construction Phase Services include, but are not limited to, furnishing and paying for all management, supervision, financing, labor, materials, tools, fuel, supplies, utilities, equipment and services of every kind and type necessary to diligently, timely and fully perform and complete the construction of the entire Project in a good and workmanlike manner in accordance with the Construction Documents.
