Specifications include, but are not limited to: A. The building program shall generally consist of, but are not limited to, the following elements: 1. Administration offices for four (4) people. 2. Operations offices for four (4) people. 3. Breakroom for 5-10 people to include kitchen area with sink, refrigerator and microwave for 24 hour operations during emergency conditions. 4. Drivers lounge to include six (6) work stations for drivers to plan routes. Space for charging stations and tablets, and board for hanging vehicle keys. 5. Two (2) restrooms with showers/lockers (men and woman) 6. Open office space for one (1) supervisor, eight (8) dispatch controllers, modular controller space for up to three (3) monitors each, additional area to include printers and copy machines with sound control panels (911 configuration area). a. Electrical and computer connections for hanging two (2) large smart screen TV’s. 7. Secured foyer entrance to building with walk up window for customer service. 8. Training / Conference room to hold 20 people. 9. Stand-alone back-up generator to supply power to entire building for emergency conditions to include the fuel transfer station. 10. Secure parking for 24 buses >22 feet, 15 buses >31 feet, two (2) vans and three (3) admin service vehicles. New charging stations for possible six (6) future electrical vehicles. 11. Personal parking area for 25 drivers and 15 staff (40 spaces). B. The successful CM services will be conducted in two (2) phases, pre-construction and construction management. C. The facilities shall meet all applicable building codes, including barrier free design. D. Contractor will utilize Building Information Modeling (BIM) and Construction-Operations Building information exchange (COBie) protocols during construction. E. Relocation services will be included to accommodate uninterrupted service of the fuel yard adjacent to the property. F. Meet all attached Federal Transportation Administration clauses.
