Specifications include, but are not limited to: select a firm to provide construction management services for roof replacement at Cocoa Beach Junior Senior High School pursuant to Chapter 1013, Florida Statutes; the Florida Consultant’s Competitive Negotiation Act, Section 287.055 Florida Statutes; State Requirements for Educational Facilities; Rule 6A-2.0010, Florida Administrative Code; and School Board Rules. The construction management services shall include, but are not limited to the following: preconstruction services, coordination with the design team, subcontractor bidding, development of the Guaranteed Maximum Price (GMP), determining owner direct purchases, scheduling and coordination with School Board staff, contracting with all subcontractors, coordinating scheduling of the work among subcontractors, supervision of the work, quality control, budget management, post-construction services, commissioning support and working closely with the engineer of record/design team and the School Board on the project. The School Board will provide permitting, building code and fire inspection support services. The scope of work will include comprehensive construction management services for the roof replacement project at Cocoa Beach Jr/Sr High School that will be funded with Sales Surtax. The scope of work is generally identified in the two following documents: Cocoa Beach Jr/Sr High School – Roof Replacement Recommendations, prepared by PBA Design Group, dated 10/7/2021 and HVAC Assessment Report for Roof Replacement Project at Coca Beach Jr/Sr High School, prepared by TLC Engineering Solutions, dated 6/8/2021 (posted as a separate documents). The scope of work will be further refined through on-site review of existing conditions, consultation with school-based staff, consultation with Plant Operations and Maintenance staff and direction from the Project Manager. Scope will be prioritized based upon resources available.
