The selected Construction Manager At Risk (CMAR) will perform pre-construction duties to support design activity. This includes attendance at design meetings, commentary, and review of design documents. Support activity will be required during the following phases: 1. Pre-Schematic Design / Programming; 2. Schematic Design (SD); 3. Design Development (DD); 4. Construction Documents (CD); 5. Early site package; 6. Early equipment package. A rough order of magnitude estimate will be required at the Pre-schematic phase. Detailed estimates will be required at Schematic, Design Development and Construction Document phases. A Guaranteed Maximum Price (GMP) will be provided at the end of Construction Documents and for the early site and equipment packages. The CMAR will also be responsible for developing and maintaining a Critical Path Method (CPM) schedule for all design phases. Approval of the GMPs will result in amendments to the pre-construction contract.
