SOURCES SOUGHT The Department of Veterans Affairs (VA), Miami VA Healthcare System, Network Contracting Office 8, is performing market research with the intent of soliciting offers and awarding a lease with sufficient rentable square footage to yield 17,400 contiguous ABOA square feet of Medical Office and related space in Homestead, Florida. The space shall have a minimum of 150 parking spaces available. A lease up to 10 Years will be considered. New and Existing buildings will be considered. However, if not a newly constructed building, the space offered shall be in a Building that has undergone modernization, or adaptive reuse for the Space with modern conveniences. and must be ready for occupancy no later than August 15, 2026. Space within or fronting the following boundaries will be considered: North: SW 272 Street. South: SW 328 Street. East: SW 142 Avenue. West: SW 197 Avenue. A market survey of offered properties will be conducted by VA staff. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information and authorization from owner to offer the property if applicable. Energy efficiency and renewable energy features exist within the proposed building. List of services provided (Utilities, janitorial, pest control, security monitoring, etc.). If claiming Socio-Economic Status (i.e. SDVOSB or VOSB), must include supporting documentation accordingly. The Government is considering space if economically advantageous. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
