Specifications include, but are not limited to: Theater ENCORE will be a 3,000+/- sf facility in which we are seeking a long-term Operator. The selected Operator will play a lead role in taking the 3,000+/- sf shell space to a fully built-out stateof-the-art stage theater. The Authority will provide funding for the build-out and the Operator will be responsible for operating the theater business and all ongoing operating expenses after opening. A long term lease will be structured which will enable start-up and stabilized operations to be establish over a 3-5 year term after which the Operator will start paying market rent and have the right, but not obligation, to purchase the venue for outstanding debt or other commercially reasonable terms, or continue renting the space if an ownership role is not desired.
