The U.S. Government requires office and related space (GYM/PHYSICAL TRAINING, BREAKROOMS, and STICK- BUILT SIMULTOR), yielding a minimum of approximately 11,367 ANSI/BOMA sq. ft. and a maximum of approximately 12,000 ANSI/BOMA sq. ft with a minimum of 30 dedicated parking spaces. The space must be located within seven (7) miles to the Greater Orlando International Airport in Orlando, FL (MCO). The lease shall be inclusive of all services, supplies, utilities, partitioning; tenant improvement allowance for alterations to be included as part of the rental consideration.
Due to mission critical duties, the space must be accessible by major arterial roads and/or public transportation systems to the MCO airport. Additional requirements are to have sufficient parking for visitors, the ability to securely house a 24-hour operation within the space, as well as a minimum ceiling height for the gym training area of 12 feet and a floor load of 100 lbs per sq. ft. Ammunition and law enforcement equipment will be stored onsite. Any offerors taking exception to the 100psf floor loading will require vetting to ensure that adequate upgrades for the storage area and transition areas are included in the offer.
Space must be contiguous on one floor if possible. If not, up to 25% of the overall square footage may be on one or two floors above or below the main space.
Capability for heavy or palletized equipment, with the ability to move such equipment within the facility. Offered area should be suitable for rigorous training exercises with noise-cancelling materials. Locker rooms must be close to the Gym and Mat rooms complete with lockers, and showers.
The offered building must be equipped or able to be equipped with an emergency generator.
Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease.
