2.1 Door Testing, Inspections & Preventative Maintenance: Contractor shall provide all labor, materials, equipment, supervision, transportation, tools, and all other necessities to perform inspections and preventative maintenance to include, but not limited to: A. Visual inspections of doors, panels, slats, tracks, hinges, rollers, and seals to assess the overall condition. B. Inspection of motorized components, including motors, gearboxes, belts, drums, cables, chains (if applicable), pulleys, and drive systems, and add lubricate oil as needed. C. Ensure no open holes or breaks exist in the surfaces of the door or frame. D. Inspect head plates and bearings. E. Inspect counterweight assembly (springs and weights). F. Inspect shaft assembly and tighten all set screws. G. Inspect and torque concrete anchors. H. Inspect all structural welds. I. Inspect all bolted connections. J. Check for signs of wear, corrosion, or structural damage. K. Check for proper alignment, balance and operation. L. Test functionality of opening and closing mechanisms. M. Test motor drives, control panels, and remote openers. N. Inspect weather stripping and insulation. O. Inspect all safety feature testing (photo eyes, auto-reverse mechanisms, manual releases, and safety edges). P. Test safety sensors and emergency stops. Q. Ensure compliance with safety and operational standards. R. Operate with power from stop to stop and at intermediate positions. S. Observe the performance of various components such as brake, limit switches, motor gearbox, etc. T. Check manual operations. Note brake releases, motor disengagement, functioning or hand pulls, chain sprockets, clutch, etc. U. Replace worn cables and frayed wiring.
