Specifications include, but are not limited to: A. Preconstruction Phase • Collaborate with the project team; • Prepare detailed construction cost estimates and provide constructability reviews of design submittals; • Maintain and update the detailed project schedule; • Work with the City and design team during development to proactively save on cost through Value Engineering initiatives that will not sacrifice safety, quality, or aesthetics; • Set up and manage the prequalification process; • Identify long lead items and opportunities to benefit from economies of scale during the procurement of materials and equipment; • Determine construction easements if applicable. B. GMP Proposal and contract time • Develop scope of work descriptions and bid packages based on design documents; • Print and distribute bid documents to the pre-qualified bidders; • Conduct bid scope meetings with the lowest and best value bid package bidders; • Present GMP proposal to the City for acceptance. C. Construction Phase • Conduct the pre-construction meeting. Discuss site management (mobilization, establishing staging, storage, and delivery areas); establish shop drawings/submittals; • Pick up building permits; • Provide construction field management, oversight, and supervision. Responsible for construction compliance with design documents; • Maintain interactive project management software that will ensure the quick and effective communication of information amongst project participants; • Implement and maintain a safety program, provide temporary safety-related signage and site security, and report on safety observations; • Initiate, track, review, and distribute shop drawings and submittals; • Conduct construction progress meetings; • Maintain daily field reports and progress photos; • Maintain As-Built drawings; • Provide a monthly schedule update. Evaluate and report on project schedule performance; • Maintain a system of cost control. Evaluate and track change orders; • Submit monthly payment applications • Correct punch list deficiencies and manage punch list completion; • Provide warranty documentation, attic stock, and operation & maintenance manual for the City; • Train City staff on facility operations; • Assist in coordinating warranty work
