The Scope of Services may include, but is not limited to, the provision of various types of Construction Services such as contracting services, construction management, supervision, and any permitting services necessary to complete a proposed project. The selected GCs must be willing to provide reasonable proposals within short time frames and be prepared to commence and complete Work as agreed upon by the individual project schedule. The actual Scope of Services will be negotiated by individual projects or services on a project-by-project basis. Construction Services may pertain to any or all disciplines including, but not limited to, general contracting and construction management. GCs must be prepared to perform Work within HCSO’s buildings, sites and detention facilities. Project execution will be directed in the following manner: a. Pre-Construction Phase: GC shall review and comment on the Construction Documents and any drawings provided by HCSO; review should include but not be limited to appropriate engineering and constructability. The GC shall provide detailed cost breakdown, permitting, risk management, scheduling, phasing, and logistics. b. Construction Phase: Once the GC and HCSO agree upon Construction Documents, and agree in writing upon the guaranteed project costs and contract time for the Work, the GC shall furnish and pay for all management, supervision, financing, permitting, labor, materials, tools, fuel, supplies, utilities, equipment, and services of every kind and type necessary to complete the Work in accordance with all terms and conditions of the Contract Documents.
