Specifications include, but are not limited to: The University seeks a Respondent to provide fee-based development and construction services acting as the Master Developer of the Site. In addition to the other requirements of this ITN, Respondent shall supply the following with their Reply: 1. Master plan the Site into multiple development parcels (approximately 4 parcels of 5 acres each and an amenity parcel). 2. Master Plan should reflect at a minimum: a. Parcel size b. Parcel density range c. Common infrastructure (stormwater, access roads, mail kiosk, etc.) d. Amenity parcel of a small community pool, restrooms, grilling pavilion, and playground (no clubhouse). e. Phasing Schedule 3. Respondent shall select two parcels and site plan as follows: a. Development Parcel One shall be made up of free standing “villa style” single family homes. b. Development Parcel Two shall be made up of an attached Townhome product. c. Respondent shall provide example floor plans for the villa or townhome products.
