Specifications include, but are not limited to: a) Bathroom & Shower Demolition: 1) Contractor will remove and store for future re-installation the toilet/tank, nurse call switch and toilet paper dispenser/hardware. 2) Contractor will remove and dispose of grab bars in the shower and at the toilet, shower curtain rod, all floor and wall tile throughout shower and bathroom to include marble doorsills threshold. 3) Contractor will relocate nurse call box/switch/wiring during demolition for re-installation at same location in bathroom. 4) Contractor will remove door casing from frame.Casing will be retained for re-installation. If casing is damaged and not usable for re-installation, Contractor will provide and install replacement casing similar in profile and material (Clear/Stain Grade).Prime/paint or repaint as required. 5) Contractor will remove and dispose of suspended ceiling, ceiling grid and light fixtures. 6) Contractor will remove and dispose of the Durarock wall board from the three interior (noncorridor) walls. 7) Contractor will remove and dispose of the copper water supply lines from walls. 8) Contractor will cut slab to facilitate the installation of a new 5’ trench drain and the connection to the drain piping. 9) Contractor will remove and dispose of existing lavatory faucets, supply lines and drain. 10) Contractor will remove and dispose of the medicine cabinets and lighting fixtures from above lavatory sink. 11) Contractor will remove and replace all existing metal studs that are damaged in the bathroom chase wall with new metal studs that meet or exceed the size and grade of existing metal studs. 12) Contractor will splice or “sister” damaged studs common to sleeping/entry area. b) Bathroom and Shower Construction: 1) Contractor will prep floors to pitch water toward trench drain in the shower area. 2) Contractor will provide and install new hard drawn type L copper water lines to the toilet, shower valve and lavatory. Connections will be sweat solder or Pro-Press fittings. Water lines will be tested under supply pressure for a minimum of 24 hours prior to closing the stud walls. 3) Contractor will provide and install a new anti-scald shower control valve with integrated stops. The finish trim/hardware will include a hand-held shower head and an adjustable, vertical slide bar for shower head height adjustment. 4) Contractor will install backing plates for securing grab bars. 5) Contractor will undercut existing wood door frames to a finish height of 1/8” minimum above the finished floor. 6) The contractor will provide and install new cement backer board or Den Shield in areas where wallboard is removed. 7) Contractor will install Schluter-Kerdi-line waterproofing and trench drain system in bathroom showers and bathroom floors. 8) Contractor will provide and install new low voltage box or ring for nurse call switch in same location as previously installed 9) Contractor will provide and install wall tile size 12” x 24” in shower and bathroom, from floor to ceiling. Contractor will provide and install new porcelain wall tile (Manufacturer:Mediterranea Linen-Look Pattern:Touch,Color:Snow Crest with Mapei Epoxy grout, Color: 14 Biscuit or approved equal). Contractor must verify grout color with FDVA Contract Manager and SVDH Admistrator prior to installing tile. 10) Contractor will provide and install two new corner soap dish/personal care product shelf in each shower. Shelves will be 8”x 8” corner mount (Schluter Shelf-E, Pure,Stainless-Steel or approved equal). 11) Contractor will provide and install floor tile size 3” x 3” in shower and bathroom.Contractor will provide and install new procelian wall tile (Manufacturer,Corssville,Number A1107. Pattern Color Blox, Color: Mud Pie with Mapei Epoxy grout, Color: 14 Bisquit or approved equal). Contractor must verify grout color with FDVA Contract Manager and SVDH Administrator prior to installing tile. 12) Contractor will provide and install new marble threshold at door way. 13) Contractor will provide and install new suspended celing grid (USG Donn, Armstrong or approved equal) and ceiling tile (2’ x 2’ , USG Millennia #76505, Armstrong Ceramaguard or Lumawash #973 or approved equal). 14) Contractor will provide and install new two new 6” round, LED damp location light firxtures in each bathroom (Lithonia Wafer LED Downlight or approved equal). Lighting may be 120V or Multi-volt 120-277V and must be switchable. 15) Contractor will provide and install new LED light fixture above the vanity (Lithonia FMVCCLS 24IN MVOLT 30K40K 90 CRI BN M6). 16) Contractor will provide and install new, quarter turn, chrome shut off valves (Brasscraft or approved equal) with chrome escutcheons at the toilet and sink. 17) Contractor will provide and install new shower control, flexible shower hose with shower head and adjustable shower head holder (Moen 8346 or approved equal).Shower control must have integrated stop valves. 18) Contractor will provide and install new 1-1/2” diameter stainless-steel grab bar with concealed fasteners in the shower area. Grab bar will be continuous in the shower area (front,side and rear wall (Bradley 8120-060246024 or approved equal. 19) Contractor will provide and install new 1” diameter, stainless steel shower curtain rod with concealed fasterners. 20) Contractor will provide and install two (2) new 1-1/2” diameter stainless steel grab bars with concealed fasteners at the toilet area. A 36” bar behind the toilet (Bradley) and 42” bar on the side wall nearest the toilet. 21) Contractor will provide and install new gooseneck, two hande faucet (T & S Brass B-0892 or approved equal). 22) Contractor will provide and install new sink grid strainer and trap assembly at the lavatory. Grid strainer and trap assembly shall be 17-gauge, chrome plated brass. 23) Contractor will provide and install new new medicine cabinets. Medicine cabinets will be mirrored and 16” w x 22” h. Medicine cabinets will be Bradley 9661 or approved equal. 24) Contractor will provide and install two (2) new towel racks above the three gang light switches near entrance door and one(1) new towel rack inside bathroom on shower control wall in each double occupancy room(Moen 5207-181CH or approved equal). 25) Contractor will provide and install one (1) new towel rack above the entrance light switches near entrance door and one (1) new towel rack inside bathroom on shower control wall in each single occupancy room ( Moen 5207-181CH or approved equal). 26) Contractor will remove existing towel bars from door, fill existing screw holes with color matching putty and sand and refinish door with clear polyurethane. 27) Contractor will re-install door cassings, putty fastener holes and repaint frame.Finish paint will be Sherwin-Williams All Surface Enamel Acryllic Latex, High Gloss Custom MatchTaupe. 28) Contractor will provide and install new robe hooks on the bathroom side of each door. Hooks are to be installed 67” above the finished floor (AFF) and spaced 16” apart, centered on the door.
