5.1 General Requirements: The successful contractor will establish a comprehensive cleaning and maintenance program during site business hours that provides a high quality and professional level of services to staff and residents of properties under BCHA’s management. A professional level of service requires that the successful contractor sign in and out with the site staff on all service days. Signing in and out provides BCHA an audit trail for provided services and permits BCHA to periodically review the contractor’s professionalism, quality of service and responsiveness to each location’s janitorial needs. Additionally, all service invoices must be reviewed and signed by site staff on the say service or within 24 hours after the day of the service. Failure to comply with said requirements may delay payment of the contractor’s invoices. Additionally, please refer to Attachment M for floor plans for Griffin Gardens Apartments, Highland Gardens Apartments, and Headway Office Building. These plans may not include exact square footage measurements. It is the responsibility of each proposer to conduct their own measurement and assessment during the mandatory site visit. This ensures accurate and reliable data for proposal submission. 5.2 Service Schedule: The cleaning frequencies are detailed in Exhibit A of this solicitation. The successful contractor is expected to comply with Exhibit A for the applicable daily, weekly, monthly, quarterly or periodic schedules for all locations. However, the contractor may perform services upon BCHA’s approval at no additional change to BCHA more frequently if necessary to maintain the required level of services. 5.3 Janitorial Products: Cleaning products and materials must be non-toxic and antibacterial, be sufficiently strong for the task, and have a zero-health hazard rating on the product’s material safety data sheet BCHA reserves the require alternate cleaning products if the contractor-supplied products are found to be ineffective or otherwise unsuitable for BCHA’s needs.
