Specifications include, but are not limited to: • Premises shall be climate controlled: 70-72 degrees Fahrenheit, 55% humidity • Premises shall be in a hurricane resistant building • Lessor to provide blinds on all windows throughout the Premises. If blinds currently exist, DOH to determine whether repairs to the current blinds are required or new blinds will need to be installed. • Lessor to replace or repair all ceiling tiles throughout the Premises, unless DOH has determined that replacement or repair is not necessary. • Lessor to install LED lighting throughout the Premises unless DOH determines this is not necessary. • Lessor to install LVT/ VCT throughout the Premises. Lessor to provide (three) 3 LVT or VCT samples for DOH to choose from. • Lessor to paint throughout the Premises. Lessor to provide three (3) paint samples for DOH to choose from. • Standard ceiling height and standard walls (minimum of 8 feet). • Doors o All doors to be standard and include locks. o DOH will install and supply reader access/ badge system on particular doors. Lessor to provide the electrical capabilities, to be determined by DOH, at Lessor’s cost. o Some doors will require push/ automatic opening for handicap accessibility. DOH to determine which doors. • Signage o Lessor to provide both interior and exterior signage at Lessor’s cost. Signage – Building / Directory – to include Florida Department of Health in Broward County (logo to be determined), building address and applicable unit/suite numbers. Lessor to number all rooms. • Telecommunication, Electrical, and Security Requirements o Lessor to provide all voice, data, and electrical ports/ outlets based on DOH’s needs, at Lessor’s cost. DOH’s estimated need is to provide access to voice and data to a minimum of 18 personnel. o Lessor to provide 1-gang duplex electrical outlets on opposing walls of all rooms, outlet for emergency generator hookup, 5 20 amp 120 volt dedicated circuits for vaccine refrigerators. o IT/ LAN Room(s) may require 220v outlets and will require a dedicated A/C that will require a cooler temperature than the rest of the Premises at Lessor’s cost. o DOH to provide their own security system at their own cost. Lessor to provide the electrical capabilities, to be determined by DOH, at Lessor’s cost.
