The scope of work encompasses the restoration of both the roof and parapet walls. This involves the removal of the existing quarry tile on the circular stair tower from ground level to roof level, followed by the application of new stucco and protective coatings. The roof will be prepared by removing abandoned equipment, vents, and penetrations, then treated with a Fluid Applied Roofing Restoration system to provide a watertight seal. Roof drain seals will be replaced, and manufacturer-approved walkways will be installed around rooftop equipment. Additionally, the interior sides of the parapet walls will be re-coated. Key tasks include establishing crane and laydown areas, relocating dumpsters, and providing temporary pedestrian access ramps with ADA compliance. The scope also covers the removal of existing steel fence panels, picnic tables, umbrellas, and quarry tile, along with pressure cleaning of exterior walls and roof areas. These efforts are designed to improve the roof's longevity and maintain the structural integrity of the parapet walls, all backed by a manufacturer's warranty.
