1. Steam Coil Cleaning - Clean coils on all 13 AHUs using a probiotic biosurfactant coil cleaner in conjunction with lowpressure steam. • - The selected biosurfactant must be non-toxic, safe for occupied environments, and effective in breaking down organic materials. Coil cleaner must be a probiotic biosurfactant, not a traditional chemical-based solution. - Cleaning must effectively remove biofilm, construction debris, and dust while preserving the integrity of coil fins. 2. Drain Pan Cleaning Coating - Clean all drain pans thoroughly prior to coating. - Apply Pan Grip or an equivalent antimicrobial, corrosion-resistant coating to all drain pans. - Coating must be applied in accordance with manufacturer specifications, including full cure time. 3. Duct Liner Replacement & Encapsulation (6 Units) - In six (6) designated AHUs, remove and dispose of the first 12 linear feet of deteriorated or damaged internal fiberglass duct liner. - Replace with new duct liner meeting minimum code R-value, mechanically fastened and bonded with UL 181-approved adhesive.
