1. The City of Indian Harbour Beach, in conformance with the Consultants’ Competitive Negotiations Act (CCNA), Florida Statutes Section 287.055, is soliciting Statements of Qualifications (SOQs) from qualified professional architectural/engineering firms for Architectural/Engineering Services to Design the Fire Station Annex Project at 1116 Pine Tree Drive, Indian Harbour Beach, FL 32937. 2. The City of Indian Harbour Beach desires to build a 3700 square foot addition to an existing, non-ADA-compliant fire station to bring the structure up to current fire, life safety, and building codes, including ADA compliance. The site for the project is a previously developed 2.0-acre (approximate) site spanning two parcels of triangle-shaped land (owned by the City) located at 1116 Pine Tree Drive, Indian Harbour Beach, Florida. A portion of these parcels lies within the FEMA Flood Zone X. The size of the building can be reduced to stay within the established budget for the project. 3. The current Fire Station structure was built as a recreation hall in the 1960s and has no wind rating for storm resiliency. In 1990, a wind-rated high-bay garage (apparatus bay) was added when the building was converted to a volunteer fire station. The station currently lacks the health and safety requirements of modern fire stations that include overnight accommodations, shower facilities, proper storage, a required decontamination area, handwashing, and ADA-compliant spaces. 4. The following desired elements of the new Annex are approximate areas required for various functions to be included in the conceptual plans. Areas that do not include allocated square footage will be sized based upon code requirements or the function requirements of the uses (i.e., mechanical, electrical, and storage spaces). Circulation space and walls, and structures are not identified. Main Building Interior Floor Lobby Area 150 sf Unisex Restroom 75 sf Reports / Treatment 120 sf Janitor Closet 60 sf Bunks (6) 110 sf
