The Developer shall be responsible for the following at its sole cost and expense: A. Securing all financing as required by the agreements resulting from this Solicitation and payment of all costs related to the planning, development, construction and operation of the proposed Project; B. Obtaining certified, insured, experienced and reputable architectural, engineering, and construction services including a general Contractor, project manager and Subcontractors; C. Participation in community outreach activities, if required by the County; D. Duly applying for, obtaining and maintaining any and all permits, licenses, easements, property rights and approvals, necessary prior to, during and after construction; E. Platting of the Development Site, if required; F. All development fees imposed in connection with the development by the County or any other agency of appropriate jurisdiction; G. Location of all underground utilities, including but not limited to, utilities serving County-owned facilities. Developer is prohibited from constructing any improvements over underground utilities whether such utilities are owned by or serving private or publicly owned facilities, including but not limited to, County-owned utilities and utilities serving County-owned or County operated facilities. H. The extension, relocation, replacement and/or upgrading of existing utilities and connection of new utilities, as necessary. I. The construction/installation of all off-site public improvements and/or infrastructure required for development of the Site (streets, street widening, streetlights, sidewalks, water/sewer infrastructure, landscaping, etc.); J.
