Specifications include, but are not limited to: The CONSTRUCTION MANAGER shall provide all Preconstruction Phase Services necessary to establish a GMP as well as all Construction Phase Services following Award of the GMP. The CONSTRUCTION MANAGER shall provide services to incorporate all the requirements set forth in the Permitted Construction Documents, the Florida Building Code, Florida Fire Prevention Code, and the National Electrical Code. Construction will be a phased effort that includes selective demolition of the exterior finish systems, and all doors / windows. Site constraints will require traffic reconfigurations and pedestrian protection as well as perimeter excavation along the plaza @ the building edge for new masonry. Additional site scope includes hardscaping, site lighting, and new canopy / signage systems. The work includes phased demolition of existing exterior components, sheathing repair, new air/water barrier, new masonry, new drainable exterior finish systems, new metal panel systems, new window and door systems, access control, roof coping and flashing systems, signage and exterior lighting. The building will remain partially occupied during construction.
