Specifications include, but are not limited to: the services of a highly qualified construction management company to provide professional construction manager/general contracting services. The scope of services shall consist of, but not limited to: The primary purpose and intent of the solicitation is to secure for the County the services of a general contractor, thoroughly experienced and highly qualified in both the hands on construction methods and techniques, to review the design documents of the Project with the design professionals and advise upon the most efficient use of materials and construction methods to be employed for achieving quality construction at the least cost; to determine the cost of constructing each component of the Project and the associated contingency funds required; thereby arriving at the estimated Project Budget and ultimately establish the Guaranteed Maximum Price (GMP); and to efficiently manage the construction operations for the Project such that the Project will be ready for occupancy at the earliest practical date. The Project may include the following construction and improvements: Interior and exterior architectural/engineering systems to include cabinetry, flooring, wall finishes, ceilings, lighting and any impacts to attendant systems such as plumbing, electrical, sprinkler, audio visual systems, communication systems, security surveillance and access control systems. Civil and landscape site work. Modifications to existing fire alarm and protection systems.
