Please note: This is a Sole Source Notification. The Duval County Property Appraiser’s Office (DCPA) seeks to continue its annual service agreement with Trepp, Inc., a leading provider of commercial real estate analytics and market data. Trepp offers detailed insights into properties currently financed through Commercial Mortgage-Backed Securities (CMBS) loans, as well as broader commercial real estate market trends. This service provides real-time property-level data, loan performance tracking, lease details, and financial analytics critical for accurately appraising commercial properties within Duval County. These valuations directly impact property tax revenue, which is a primary funding source for City operations. Without access to this data, the DCPA’s ability to appraise commercial properties accurately and efficiently would be significatntly hindered leading to potential revenue loss and inaccuracies in commercial property tax assessments. This information is vital to the work of the Property Appraiser's Office in ensuring accurate and equitable assessments of commercial properties throughout Duval County. Trepp's platform allows appraisers to analyze current market conditions, identify distressed assets, and incorporate verified CMBS property data into valuation models.
