The Contractor shall furnish all labor, supplies, materials, equipment, and supervision necessary to provide cleaning services for each building at the locations set forth below. All work shall be performed in accordance with ANSI/IICRC S400 standards for cleaning and maintenance of commercial facilities, in compliance with OSHA 29 CFR 1910 safety requirements. All services shall be coordinated with the District Project Manager (DPM) prior to the commencement of work, providing at least 72 hours' advance notice. The District’s DHQ and Service Centers Buildings are constructed from a variety of materials, including brick, wood, stucco, metal and glass. Canopy ceilings, soffits, downspouts, gutters and fascia are constructed of metal (primarily aluminum) or stucco. Quarterly Services – DHQ Office Buildings • Clean all exterior glass windows and doors • Clean front entrance interior glass windows (Executive and Administration buildings ONLY) • Soft wash metal canopies and stucco walls at each building entrance Annual Services – DHQ & Service Center Buildings • Pressure and soft wash the complete exterior of buildings, including fascia, stucco walls and metal soffit panels • Soft wash gutters and downspouts. Wash gutters internally to remove debris, vegetation, and soil • Pressure wash all external concrete walkways surrounding and connecting the buildings, including covered walkway canopies • Service Centers Administration Buildings: o Clean all exterior glass windows and doors o Pressure/soft wash metal canopies and stucco walls at each building entrance One-Time Service - DHQ, Compound, and PBSC Fleet Building • Pressure and soft wash the complete exterior of buildings, including fascia, and block walls (Buildings 10 & 11) • Clean all exterior glass windows and doors • Soft wash gutters and downspouts. Wash gutters internally to remove debris, vegetation, and soil • Pressure wash all external concrete walkways surrounding and connecting the buildings, including covered walkway canopies Additional Cleaning and Pressure Washing Services • Glass may be cleaned during normal work hours. All exterior window and door glass shall be cleaned with a brush and squeegee, utilizing cleaning agents that will not damage any adjacent surfaces or landscape. • Pressure or soft washing and window washing shall remove all foreign material to include, but not limited to, bugs, bug droppings, spider webs, wasp’s nests, mold, mildew, adhesives, sand, and dirt. • All annual and one-time cleaning services performed within (10) feet of building entrances, canopy panels, and walls shall be completed outside of normal business hours. • Window cleaning shall not be performed adjacent to or prior to other services being rendered to prevent soiling of glass surfaces. • All work shall be performed in accordance with the manufacturer's recommended cleaning procedures for the specific surface being pressure-washed.
