Specifications include, but are not limited to: 1. Site assessment, test fits, and site planning for one or more sites including traffic analysis and entitlement requirements. 2. The new, multi-story elementary school campus will be approximately a 5 to 7-acre site. It will provide improved facilities for Pre-Kindergarten - 5th-grade educational programs for approximately 837 student stations, with progressive approaches to: a. 21st Century Learning environment fundamentals. b. Safety and security. c. Classroom/extended learning/learning commons. d. Health, wellness, and sustainability. e. Teaching methods and practices, advanced building design, industrialized construction techniques, inclusion of state-of-the-art technology, and building flexibility/adaptability. 3. Design of a new, multi-story prototype school building with the following spaces: classrooms, skills/resource labs, art, music, administration, kitchen, dining/multi-purpose room, media center, and support spaces. 4. Site improvements including but are not limited to parking areas or parking deck, parent loop, bus loop and or bus slip, playfield, tot lot, youth lot, hard courts, possible shared recreational amenities, possible shared park amenities, exterior walkways and canopies, site lighting, site signage, underground utilities, on or off-site stormwater retention, landscaping, and irrigation. 5. Off-site improvements may include but are not limited to adjacent frontage roadway, turn lanes, driveways, underground utilities, on-street parking, and bus slip vs bus loop. 6. Educational Specifications for an approximate 837-student Station Elementary School. 7. This work includes but is not limited to, architectural/engineering services for site planning, programming, program verification, schematic design, design development, construction documents, permitting, bidding, and construction administration and close-out. Expected deliverables include, but are not limited to: Facilities List and Space Allocation Analysis, Educational Specifications, Cost Estimates, Construction Documents, Phasing Plans, FISH Plans, Site Plans and 208A Form, Design Calculations, Life Cycle Cost Analysis, Color Charts and Finish Schedules, and Project Schedules. The Architect will be required to certify that the project meets one of the three Statute mandated Sustainable Standards and to submit all required checklists.
