1. Represent the College as the Architect of Record and provide construction administration services, as needed. 2. Provide complete Architectural services and related services to include: verification of existing conditions, schematic, design development, construction documents and obtain applicable permits. 3. Schedule and orchestrate meetings with College staff. 4. Submit applicable cost, sustainability, energy and time savings programs. 5. Provide investigation, identification, analysis, and recommendation associated with bidding, Guaranteed Maximum Price (GMP) negotiations, value engineering, and cost change evaluation. 6. Work with the College selected Construction Manager to ensure completion of project. 7. Design approach to include possible phasing of construction. 8. Review, inspect, and report on specific areas of construction when requested.
