· Project management support activities, including development of a Project schedule and implementation; · Assistance with continued program development, including by meeting with University stakeholders and analyzing similar developments by peer institutions; ·Assistance in the preparation of a detailed Invitation to Negotiate (“ITN”) to select the fee developer team for the Project, initially for: (1) creation of a master development plan for the entire Project site; and (2) construction of one or more buildings on the initially acquired vacant parcels; ·Administration and oversight of the review and selection process, among other related functions; ·Coordinate the selection process with the requirements of the Redevelopment Agreement (e.g., development deadlines, subcontracting goals); ·Participate in meetings with University and City stakeholders as requested, including by preparing materials; ·Assistance in the development and negotiation of various project documents including a pre-development agreement, development agreement, and other project documents; and ·Provide various financial advisory services including analysis of development budgets, pro formas, and financial models. The selected Proposer may also be requested to assist the University with the following additional services as and when requested by the University (the “Additional Services”): · Determine target populations and density on the Project site to support the planned campus programming over time; · Analyze operating expenses and recommend strategies for optimized management of the Project campus; and ·Provide services for additional phases of the Project as requested to support campus growth.
