2.1 Description of Services 2.1.1 Unit Classification A. Turn A unit requiring minimal renovation, typically completed within 10 working days. The scope may include: i. Interior painting ii. Cleaning and minor surface repairs iii. Small fixture replacements B. Renovation A unit requiring significant construction work beyond 10 working days, often involving long-lead materials. Scope may include: i. New kitchen installation ii. Flooring replacement iii. Wall and ceiling repairs or replacements iv. Major plumbing and electrical updates 2.1.2 Scope of Work Development Process A. Unit Identification & Verification i. Upon receiving the vacant unit list from the PMO, the Project Manager (PM) must coordinate with the Property Manager for a site visit. ii. Arrange unit access by requesting key availability in writing. iii. Conduct an initial walk-through with the PMO and Contractor to establish scope requirements. B. Site Inspection & Assessment 1. Classify the unit as a “Turn” or “Renovation” based on its condition. 2. Evaluate structural and system components, including: i. Flooring (refinishing or replacement) ii. Kitchen cabinetry (refurbishing or replacement) iii. Doors (repurposing or replacement) iv. Walls and ceilings (repair or replacement) C. Scope Customization & Documentation i. The CCD Project Manager tailors the work scope based on unit requirements. ii. Utilize the provided Scope of Work Appendix as a baseline for renovation projects. iii. Record findings using the Spreadsheet in the Appendix, correlating data with the scope of work. iv. Provide a blank spreadsheet to the Contractor for independent assessment. v. Contractor includes the completed spreadsheet in their cost proposal submission. vi. The CCD Project Manager prepares an independent scope for comparison with the Contractor’s submission.
