The Department of Housing and Community Development (“DHCD” or the “Department”), Affordable Housing Preservation Unit (AHPU) has a need to engage General Contractors to provide construction/project management services to Department’s Small Buildings Housing Provider Grant Program (SBGP) which would provide funds for systems repairs and replacement, moderate rehabilitation, and other key repairs to eligible property owners of affordable housing of two (2) to fifty (50) units. Repairs are expected to improve sub-standard housing conditions, including safety and environmental hazards in the District. The typical expected scope and deliverables are more fully described below, such work may include but is not limited to roof repairs; life safety repairs; vandalism; windows and door replacement; mechanical services; foundation repairs; heating, ventilation, and air condition (HVAC) repair and replacement; and other miscellaneous work as may be necessary. The Contractor(s) selected under this procurement should be capable of handling all types of building and maintenance repairs and upgrades, including, but not limited to the following project types: roofing and plumbing repairs, electrical repairs, door and window replacements, carpentry, masonry, flooding remediation, fire alarm repairs, and other similar types of work.
