The United States Government (USG), Department of State (DOS), has a requirement for the maintenance of KONE elevators located within USG offices and residences located in Brussels, Belgium.
The contractor will be responsible for ensuring the safe, reliable, and efficient operation of the identified elevators, providing services that include but are not limited to:
- Monthly inspections and preventive maintenance of traction and winding drum elevators.
- 24/7 emergency response and minor adjustments.
- Predictive maintenance services for select USG residences.
- Annual no-load testing and 5-year load testing, as required by local codes.

Contract: The resultant contract will be a firm-fixed-price contract with an option to exercice option years, with no adjustment for any escalation in costs or prices of labor or materials. Each offeror will be responsible for determining the amount of labor and materials that will be required to complete the project, and for pricing its proposal accordingly.
Registration Requirements: All contractors must be registered in the System for Award Management (SAM) Database (https://www.sam.gov) prior to submitting an offer, pursuant to FAR provision 52.204-7. Prospective offerors are encouraged to register prior to the submission of quotations/proposals.
Electronic Submission/Responses: Your quotation must be submitted electronically to BrusselsBids@state.gov. It is important to make sure the submission is made in specific size and format; Adobe Acrobat (pdf) file format. The file size must not exceed 30MB. If the file size should exceed the 2MB, the submission must be made in separate files and attached to separate emails with less than 2MB each. (ex: first email ending in “part 1 of 3” and last email ending in "part 3 of 3”)
