Specifications include, but are not limited to: The District of Columbia Department of General Services (“DGS”, “District” or “Department”), on behalf of the Metropolitan Police Department (“MPD”), is issuing this Request for Proposals (“RFP”) to solicit the services of an Architectural/Engineering (“A/E”) firm to provide professional design services for the MPD 7th District Headquarters New Facility (“Headquarters”) and New Parking Structure, located at 2455 Alabama Avenue, SE, Washington, DC ; MPD is committed to building a new facility and new parking structure by replacing the existing facility and parking lot. The proposed improvements will serve growing operational needs and will align with future MPD departmental needs. The new Headquarters will replace IT infrastructure, replace building systems deficiencies, improve departmental space configuration, and increase energy efficiency. The new parking structure will improve building security and will provide a safe work environment and access control. The Project will consist of six (6) phases: (i) Program of Requirements (“POR”); (ii) Schematic Design; (iii) Design Development; (iv) Construction Documents and Project Specifications; (v) Bid Phase; and (vi) Construction Administration. The A/E shall provide the design services in the six phases: (i) POR; (ii) Schematic Design; (iii) Design Development; (iv) Construction Documents and Project Specifications; (v) Bid Phase; and (vi) Construction Administration.
