The following is an outline of the Scope of Work. This Scope of Work includes all labor and materials required to perform the construction work as described below. The contractor is responsible for obtaining permits; providing complete, thorough, and compliant services to all work; and for coordinating as appropriate with the work of all other trades specified elsewhere. All work must be performed in compliance with all applicable National, State, and Local Codes. Lead: This project is funded by the Department of Housing and Urban Development (HUD) and requires the use of lead safe work practices under 24 CFR Part 35 (Lead Based Paint Poisoning Prevention and Control in Certain Residential Structures). A Lead Inspection and Risk Assessment were performed on September 24, 2025 at this property by EnviroPlan LLC. Lead hazards were found. The contractor is responsible for all work specified in the report. A Lead Based Paint Clearance Inspection will be required at the conclusion of this project. 1) Basement Bulkhead- Leaded A. Install new rear exterior steel bulkhead door a) Remove existing door and components b) Provide & install new Bilco Steel Door, verify size c) Repair degraded masonry and provide new PT 2x sill plate, d) Remove and replace siding as needed to provide new head flashing e) Provide spot priming, caulking and painting f) Refer to specifications below for all work. Install new steel Bilco Classic Series steel sided bulkhead door with Bilco Stair Stringers (and extensions if specified) packaged assembles available from lumber and building supply dealers. Basement door assembly shall be constructed of .090-.100 thickness steel and supplied with gas spring operators. Basement door (and extensions if specified) shall have flow-coated and baked-on factory primed finish and shall be furnished complete with hardware assembly bolts and anchors for securing to masonry. Bilco products can withstand a minimum 200 lb. live load. Stringers shall be 14 gauge galvanized steel and manufacturer shall provide nails for securing to masonry walls. Installation shall be in accordance with manufacturer’s instructions. Painting Instructions Relph Residence Page 9 IMPORTANT: Door must be painted within forty five (45) days of installation. Bilco recommends using Sherwin Williams All Surface Enamel A11 Series in a white or light color. For best results, carefully follow the directions on the Sherwin Williams label and apply one thin coat of paint followed by a second coat on both the exterior and interior perimeter steel surface of the door.
