1) Roofing –Division 7 A. Remove existing roofing up to two layers on home and garage dispose of properly. a) Replace degraded sheathing ($90.00 allowance per sheet allowance) b) Photograph any rot damage to sheathing and then any replaced sheets and send to Housing Rehab Specialist before roofing c) Provide and install first two courses with Ice and Water Membrane per GAF requirements (low sloped roofs between 2.12 and 4.12 pitch to be entirely covered with Ice and Water Membrane d) Install new lifetime architectural asphalt shingles manufactured by GAF on pitch greater than 2.12 and GAF Liberty SBS self-adhering cold applied asphalt roofing on low slope roofs less than 2.12 pitch e) Provide and install aluminum “drip” and “rake” edge flashing f) Replace all vents g) Color to be chosen by owner from manufacturers standard pipe and ventilation flashing systems, including but not limited to waste vents, bathroom, range and dryer ventilation h) Install new continuous ridge vent per GAF requirements i) Verify soffit ventilation, install vents as needed j) All work to be performed per building code requirements k) Refer to specifications for all work B. Masonry Chimney Flashing a) Replace existing chimney counter flashing with new copper flashing b) Remove Tar and Scarify existing brick masonry c) Install reglet joints and use masonry caulk at joint d) Solder all joints with lead solder e) All work to be performed per building code requirements f) Refer to specifications for all work 2) Gutters- Division 7 A. Remove and Install new aluminum ogee style seamless gutters and 2 x3 leaders a) Located on the “A-D” facades b) Utilize appropriate hangers c) Install new downspouts, accordingly, connect to existing drainage inverts or provide elbows and splash blocks d) Color to be chosen by owner 3) Electrical A. Remedy the following electrical deficiencies applying all applicable codes, regulations and standards. 1. Basement- Install basement light switches at top and bottom of basement stairs a) Use existing lights, replace as needed 2. Install new ceiling light/fan a) Located in first floor bathroom b) $125.00 allowance for unit only c) Verify Vent to exterior. 3. Basement Panel a) Install additional circuit breakers b) Present plugs located at the kitchen counter and second floor bedrooms are tripping the breaker. Add additional breakers and separate existing feeds. 4. Add single use plug to basement washer location. 4) WindowsA. Remove existing double hung window located at “A-D” façades. a) 4 total DH windows. b) Verify size c) Paint or stain new or disturbed work d) Install insulation in cavities and caulk all edges e) All windows to be manufactured with energy star glazing package or an approved equal. f) All units to be white g) All operable units to include full standard fiberglass mesh screens h) Refer to specifications for additional information i) All work to be performed to code requirements 5) Water Heater A. Install stand alone hot water heater a) Provide and install new 50 gal. electric water heater b) Verify circuit breaker and wiring is dedicated and properly sized for new water heater, replace if needed c) Wire new unit per code requirements d) All plumbing, valves, fixtures is to be included by the contractor for a complete installation e) Verify manufacturers required distance to combustibles, verify existing fire rated assembly is adequate as per code and manufacturer f) Test unit to verify proper functionality g) All work to be performed to code requirements. 6) Repair bath ceiling drywall. a) Located in dining room, second floor hall, 2nd floor bedroom. b) Scrape degraded drywall as needed. c) Prep ceiling for finish paint. 1 coat primer, 2 coat finish. 7) Leaded Door A. Please refer to lead abatement plan included in the bid documents for proper abatement. B. Provide and Install new front entry door (verify size and handing). i. Located on “A” façade. ii. Remove and dispose existing door and jamb. iii. Therma-Tru “ Smooth Star”, “Benchmark” Energy Star or an approved equal. iv. Provide similar glass configuration to match existing door. TBD v. Double bore with Reeb On Guard jambs. i. Paint door trim and jamb as per manufacturers recommendations. ii. Reinstall interior trim, paint and caulk.
