Specifications include, but are not limited to: A. Provide preventative maintenance and repairs to the properties, including, but not limited to the grounds, walkways, parking lots and supporting HVAC, mechanical, roofing, electrical (including lighting) and plumbing systems to keep same in good working order. NOTE: Court proceedings and cell block occupancy may necessitate some repairs or maintenance to be scheduled during off-hours. B. Provide for and schedule periodic inspections of boilers, HVAC, fire protection systems, such as fire alarms, sprinkler systems and fire extinguishers, elevator(s) and other inspections per manufacturers' specifications and as required by local, state and federal laws, codes and regulations. C. Provide for efficient janitorial and building maintenance, which shall include, but not be limited to: janitorial cleaning services, refuse removal and recycling, pest control services, general repairs, snow removal, sanding and ice control, sweeping the parking lot, providing paper products and supplies for restrooms, locksmith services, painting, landscaping and lawn care, replacement of lamps and tubes for lighting, procurement of Judges' nameplates and glass replacement.
