Owner’s Representative shall provide the Services set forth and otherwise described in this Exhibit A and otherwise described in the Agreement (collectively the “Services”). Generally, the scope of the Services includes certain Project advisory and Project representative services furnished to Client, the RSD13BC, and the District Superintendent, during and for the design, procurement, implementation, construction, and closeout of the Project. In connection with performance of the Services, Owner’s Representative will report directly to the RSD13BC and Superintendent. Subject to amendments to the Agreement, the Services shall include, at a minimum, the following services during the Design Phase, Procurement Phase, Construction Phase and Closeout Phase. Design Phase and Procurement Phase Services 1. If requested by the RSD13BC, assist the RSD13BC and RSD13BOE in analyzing alternatives and in seeking the best-value options for the Project during the design phase in connection with development of Design Development Documents or development of final Construction Documents for the Project by the Architect. 2. If requested by the RSD13BC, assist the RSDBC13 and/or RSD13BOE in review and analysis of the CMR’s Guaranteed Maximum Price proposal, including but not limited to analyzing alternatives and in seeking the best-value options for the Project in connection with review of the CMR’s Guaranteed Maximum Price proposal and development of the Guaranteed Maximum Price Amendment to the agreement between the RSD13BOE and the CMR, and review of the CMR’s Guaranteed Maximum Price proposal for adequacy and completeness. 3. If requested by the RSD13BC, assist the RSD13BC and/or RSD13BOE in review and analysis of subcontractor bids obtained by the CMR. 4. If requested by the RSD13BC, attend all pre-construction meetings and RSD13BC regularly scheduled meetings prior to the beginning of the Project construction phase (assume a minimum of two (2) meetings with the RSD13BC per month).
