Review of application materials for completeness, accuracy, and consistency with Mansfield’s Zoning Regulations as well as best practices in the consultant’s field of practice. Review of stormwater management systems in accordance with Town regulations and specifications as well as the Connecticut Stormwater Quality Manual. Review of traffic studies prepared by the applicant, analysis of traffic impacts and recommended mitigation measures. Review of impacts on existing areas of soil and/or groundwater contamination. Review of proposed sewer system design and connection pursuant to the applicable utility requirements (Town, University of Connecticut, and Windham Water Pollution Control). Review of Erosion and Sedimentation Controls pursuant to Zoning Regulations and 2002 Connecticut Guidelines for Soil Erosion and Sediment Control. Coordination with Town staff and any other consultants retained by the PZC or Inland Wetlands Agency to assist in review of applications. Review of Affordable Housing Plans for consistency with the Zoning Regulations and the Regulations of Connecticut State Agencies as they pertain to affordable housing projects (8-30g). Review of proposed landscape design for consistency with zoning regulations; materials selection (appropriateness for location and intended function); and proposed installation and maintenance plans. Preparation of written reports and presentation of findings and recommendations to the Planning and Zoning Commission and relevant advisory committees.
