Specifications include, but are not limited to: 1. Daily, twenty-four (24) hour supervision of property including extraordinary and regularly maintenance and repairs. 2. Specification development, selection, supervision, and quality control reporting of all contracted services (i.e., HVAC, plumbing, elevator, building security services, life safety, electrical, snow and ice removal, landscaping services, sidewalk cleaning, litter control, pest control, janitorial services, etc.) in accordance with City procurement policies. 3. Specification development, selection, supervision, and quality control reporting of physical plant contractors (mechanical and structural maintenance and repairs, window replacement, window cleaning, emergency needs, lighting, etc.) 4. Financial services including budget planning and monthly operating reports. Respondent is required to pay all costs associated with operation and maintenance and submit monthly for said cost. 5. Maintaining a work order system and working relationship with City departments. 6. A complete building operation procedures manual, for operational and tenant use.
