The City seeks dynamic, mixed-use development proposals that will build out the entirety of the redevelopment area and restore the historic Davidson Building. The ideal proposal will draw patrons, dollars, and activity into the Downtown North on a consistent, day-to-day basis. Respondents should detail the manner in which their projects will contribute to the emerging character of the downtown as a regional destination for recreation, entertainment, and experiential retail. Key community and City priorities include: • Preserving and rehabilitating the historic Davidson Building • Developing a mixed-use, mixed-income project with at least 20% of units being deedrestricted affordable. • Maximizing active street frontage and commercial activity • Incorporating exemplary architectural and urban design • Utilizing best practices for green infrastructure and environmental sustainability; The City will prioritize projects that use high quality, high-finish materials on all facades, that will present highly transparent, active street-level uses, and that will offer highly articulated, dynamic architecture befitting an urban center at a scale appropriate to the surrounding buildings and deferential to the surrounding historic structures. In addition to being subject to the design controls and site development standards established by the Bridgeport Zoning Code, the design of proposed improvements will also be subject contractually to the review and approval of the City’s Office and Planning and Economic Development.
