Due Diligence and Schematic Design Phase – The design team will begin by reviewing the owners project requirements attached (Appendix B) for specific design requirements. The design team shall gather all existing documentation and field verify all existing systems and conditions, including architectural, structural, MEP and building envelope construction that may require modifications to achieve the final design intent. The design team will meet with the Owner to review the initial due diligence phase, the design team will document all meetings and will provide alternative solutions on how to meet the project requirements. The Design team will provide an initial and final report on the project challenges and proposed solutions to address the scope of services for each individual phase of the project including estimates of cost per phase as noted on the attached HVAC scope design phase plan dated 4-10-2025 (Appendix A) as follows: Phase 1 – Replace existing heating only unit ventilators 1-14 in the general classrooms with new units capable of providing the addition of sufficient cooling capacity to each space. Remove existing small unit ventilators and install 2 new VRF units in rooms C216 and D214 as shown on the HVAC scope design phase plan. The design team shall determine if the unit ventilators can be replaced with new units that will meet the statutory requirements for minimal background noise or if another solution is required to meet the requirements. Phase 2 – Replace existing heating only unit ventilators 15-28 in the general classrooms with new units capable of providing the addition of sufficient cooling capacity to each space. Remove existing small unit ventilator and install 1 new VRF unit in room A141 as shown on the HVAC scope design phase plan. The design team shall determine if the unit ventilators can be replaced with new units that will meet the statutory requirements for minimal background noise or if another solution is required to meet the requirements. Phase 3 – Replace existing heating only unit ventilators 29-42 in the general classrooms with new units capable of providing the addition of sufficient cooling capacity to each space. Remove existing small unit ventilator and install 1 new VRF unit adjacent to room B119 as shown on the HVAC scope design phase plan. The design team shall determine if the unit ventilators can be replaced with new units that will meet the statutory requirements for minimal background noise or if another solution is required to meet the requirements. Phase 4 – Replace the existing Roof Top Units #1, #2 and #3 serving the pre-school, front office and nurse with units that provide sufficient heating, cooling and ventilation capacities. Verify compatibility and structural integrity of existing dunnage to support the new units specified and modify as required, provide new isolation curbs as required. Phase 5 – Add 4 VRF Units in support classrooms E244, E250, E265 and F263. Remove and fill, in smaller unit ventilators with exterior wall construction to match the existing. Drain cut and cap all existing heating lines. Phase 6 – Replace the existing heating and ventilation only Roof Top Units #4 and #5 serving the Gymnasium and Cafeteria with units capable of providing the addition of cooling capacity to the spaces along with heating and ventilation. Verify compatibility and structural integrity of existing dunnage to support the new units specified and modify as required, provide new isolation curbs as required. Verify the existing ductwork distribution size and construction is sufficient to deliver the addition of cooling capacity to the spaces served and is insulated as required. If the existing ductwork is deemed insufficient it must be modified and/or replaced, as necessary. Phase 7 – Add 4 VRF Units in computer rooms F204, F205 Music F212/F214 and Teachers’ lounge. Remove and fill in smaller unit ventilators with exterior wall construction to match the existing. Drain, cut and cap all existing heating lines.
