Services at Schematic Design: a) Consultant shall review the roof replacement and renovation program requirements with the Town representative(s), verifying the basic requirements for roofing systems for the building. Review different roofing materials and conditions by comparing the cost and life cycle benefits of each system. b) Field verify existing conditions including the roof decking, roof penetrations, as well as other special roofing conditions. Arrange for roof cuts and patching as required to determine existing conditions. Survey and detail parapet wall masonry areas (if any) that may require remediation. c) The Town will retain the hazardous material consultant to conduct the minimal hazardous material testing or design (if required) services for possible asbestos in the roof materials. Test Results and Report shall be included in the CD phase for information to roofers. d) Develop a brief narrative describing the proposed scope of work and its phasing, if any and provide an outline specification with an opinion of probable construction cost for review and use by the Town and for DAS. e) Assist the Town/GPS with the generation of supporting documents for the School Construction Grant application including but not limited to the development of the Ed Specs, developing the estimate in Uniformat, preparing the Roof Summary Plans and Spreadsheets and the Initial Ineligible Cost Worksheet form for district use in the SCG-049 application.
