Specifications include, but are not limited to: The Consultant shall perform an exterior building condition survey including the management of necessary and prudent inspections and tests of the building and immediate surrounds to evaluate the roof, brick work, soffits, fascia, windows, doors, steps and ramp conditions, and to make recommendations for their remediation, enhancement or replacement. The Consultant shall then prepare an analysis and report to outline the code deficiencies together with historic preservation measures. It is envisioned that not more than 4 night meetings will be required for Board and Commission reviews. Regular progress meetings with staff will be during normal working hours. All proposed improvements shall meet the Guidelines for Preserving, Rehabilitating, Restoring & Reconstructing Historic Buildings administered by Connecticut's State Historic Preservation Office. The scope shall include: Building Envelope Exterior masonry walls, soffits, fascia both decorative and standard Exterior windows and doors, gutters and downspouts Roof openings Siding Roofs, both pitched and flat Plumbing Vent stacks HVAC (in compliance with the recommendations of SHPO's "Preservation Brief 24: Heating, Ventilating, and Cooling Historic Buildings-Problems and Recommended Approaches" https://www.nps.gov/tps/how-to-preserve/briefs/24-heat-vent-cool.htm) Exhaust & Ventilating Systems as they pertain to the exterior wall penetrations and attachments. Electrical Exterior attachments only Security system Fire Alarm system Emergency light and power system Miscellaneous Information Hazardous Materials: No tests have been conducted on surfaces or materials Architectural drawings of the building exterior could not be located.
